Privacy Policy
Last updated October 19, 2026
This policy explains what personal information AltsXO ("AltsXO," "we," "us") collects through altsxo.com, 1031mart.com and related services (the "Platform"), how we use and share it, and the choices you have. It applies to investors, sponsors and visitors.
1. Information we collect
Information you give us
- Account details: your name, email address and password. Passwords are stored only in hashed form.
- Investor profile: how you invest (for example individually or through an entity), the basis on which you believe you're an accredited investor, your state, an optional phone number, the asset classes you're interested in, and whether you're looking for 1031 exchange property. This is self-reported; we don't collect income, net worth figures, tax IDs or bank details.
- Sponsor details: your title, phone number, firm information, track record, offering terms and the documents you upload.
- What you send: indications of interest (amount, optional phone and note), questions to sponsors, and messages to us.
Information collected as you use the Platform
- Activity: which data rooms you open, which documents you view or download and when, and listing page views (counted in aggregate).
- Technical data: your IP address when you view or download documents, contact us or attempt to sign in, plus standard web server logs kept by our hosting provider.
- Agreement records: when you accept our Terms of Use, Privacy Policy, Investor Confidentiality Agreement or a sponsor's NDA, we record the date and time, the version and text you accepted, your IP address and your browser type. A sponsor can see when you accepted agreements that protect its materials.
Payment information: sponsors pay through Stripe. Stripe collects card or bank details directly; we receive only a customer and subscription reference and the status of payments.
2. How we use it
- To run the Platform: create and secure accounts, display listings, provide data rooms, and record which documents each person opens.
- To connect investors and sponsors, as described in section 3.
- To send service emails, such as password resets, answers to your questions, listing approvals, billing notices and free-access reminders.
- To process sponsor billing.
- To prevent fraud and abuse, enforce our Terms of Use, and comply with law.
- To understand how the Platform is used and improve it.
We don't use your information for third-party advertising, and we don't sell it.
3. What sponsors can see
Sharing with sponsors is how the Platform works, so here is exactly what each sponsor sees about you, and only for that sponsor's own offerings:
- When you open their data room: your name, email, investor type, accreditation basis, state, which documents you viewed and when.
- When you indicate interest: everything above, plus the amount, and the phone number and note you choose to include.
- When you ask a question: your name, email and the question. If the sponsor answers, the question and answer are shown to everyone in that data room without your name.
Sponsors may export this information and contact you about their offering. Once a sponsor has it, their own privacy practices apply to how they use it.
4. Who else we share it with
- Service providers that help us run the Platform under contract: our web host, Stripe for payments, and our email delivery provider. Pages load fonts from Google Fonts, which receives your IP address when fonts are requested.
- Legal and safety: when required by law, subpoena or regulator request, or to protect the rights, safety and security of users, the public or us.
- Business transfers: if AltsXO is involved in a merger, acquisition or sale of assets, information may transfer as part of that transaction, subject to this policy.
5. Cookies
We use one essential cookie to keep you signed in and protect forms from forgery. We don't use advertising or third-party tracking cookies. Your browser may also store small preferences locally.
6. How long we keep it
We keep account and profile information while your account is open. Records of data room activity, interest and questions are kept while the related offering is listed and for a reasonable period afterward so sponsors can maintain records of their offering. When you ask us to delete your account, we delete or de-identify your information unless we need to keep it to meet legal obligations, resolve disputes or enforce our agreements. Information a sponsor already received or exported stays with that sponsor.
7. Security
We use HTTPS, hashed passwords, access controls that keep data rooms behind sign-in, confidential watermarks on documents, and a record of who opened each one. No system is perfectly secure, so we can't guarantee absolute security. Tell us right away through our contact page if you think your account has been compromised.
8. Your choices and rights
- Update your information anytime from your Account page.
- Access, correction or deletion: ask through our contact page and choose "A privacy request." We'll confirm your request from the email address on your account.
- Emails: service emails are part of using the Platform. We don't send marketing email without your consent, and any marketing email will include a way to unsubscribe.
9. California residents
If you live in California, the California Consumer Privacy Act gives you the right to know what personal information we collect, use and disclose; to request access to it; to request correction or deletion; and not to be discriminated against for exercising these rights. The categories we collect are identifiers (name, email, IP address), professional information (title, firm), characteristics you provide about how you invest and your accreditation basis, internet activity on the Platform, and commercial information (interest you indicate and, for sponsors, billing records). We collect them from you and from your use of the Platform, for the purposes in section 2, and disclose them to the recipients in sections 3 and 4. We do not sell personal information or share it for cross-context behavioral advertising. You or an authorized agent may make a request through our contact page; we will verify it before acting. Residents of other states with similar laws may make the same requests.
10. Children
The Platform is not intended for anyone under 18, and we do not knowingly collect information from them.
11. Changes
We'll update this policy as the Platform changes and revise the date above. If a change is material, we'll notify you by email or on the Platform before it takes effect.
